
Limit for building rooms on a plot fixed
In the notification issued by Delhi RERA, the limit for building residential units on plots of size ranging from 50 square meters to 3750 square meters or larger has been fixed. In the notification, an order of the Supreme Court of March 2008 has also been cited and according to the same order, it has been said that there is a limit on the construction of residential units on plots of different sizes. Delhi RERA has also written a letter to Delhi Cantt Board, MCD and DDA in this regard and has asked them to issue the building plan as per the notification. RERA has also written a letter to all the sub-registrars and said that after September 15, registration of any property should be done only after checking the residential units as per the notification. If there are more dwelling units than the plot size, such property should not be registered.
What is a residential unit?
According to MCD officials, according to the Master Plan 2021, a residential unit means one room, one kitchen and one toilet. Whereas at present, private builders build several rooms on each floor of a 50 or 100 square meter plot in unauthorized colonies and unauthorized-regularized colonies. The more residential units there are, the greater the number of people and the greater the burden it will place on the civic infrastructure. In such a situation, RERA has fixed the number of residential units on plots of different sizes. According to the notification, now no one can build a 4 storey house in 50 square meters. Now only 3 floors will be built on a plot of this size and there will be only one room on each floor.
